Casual Letting Service
We maintain a database of valued existing tenants and prospective tenants in search of rental properties. Our team regularly communicates with them via phone or email to market your property. We arrange viewings with interested applicants and require them to complete comprehensive application forms to gather full tenant information, as we would if we were going to be managing the property ourselves.
We conduct thorough reference checks with their referees and perform background and credit checks. We also prepare a detailed tenancy agreement, either periodic or fixed-term, including any legal conditions you may need, complying with the Residential Tenancies Act 1986. This can provide landlords with a solid position in case of any future tenancy issues.
As part of this service we advertise on Trade Me, Realestate.co.nz & Kimpton Property
Our Fee for the casual letting service is $479 +GST. If you already have the property listed on Trade Me, the fee is reduced to $299 + GST. This is to be paid 20% upfront & we deduct the remainder of the fee from your tenants first rent payment and any balances owing will be invoiced to you.
Casual Inspections
Initial/Final Tenancy Inspection
Conducting entry/exit inspections is essential. They provide a clear baseline of the property's condition at the start of the tenancy and are crucial if you need to present evidence at the Tenancy Tribunal of damage that occurred throughout the tenancy. We provide a comprehensive written report accompanied by photos and videos of the property. Each inspection is $180 +GST.
Routine Tenancy Inspection Service
Regular inspections on your rental property are crucial for safeguarding both you and your investment. It might also be a stipulation of your insurance policy. If you lack the time or prefer not to do inspections yourself, we’re here to help! We provide a comprehensive annual routine inspection service for self-managing landlords. Every 3-months we will coordinate with the tenant, perform the inspection, and deliver a written report along with photos, highlighting any necessary maintenance. Each inspection is $75 +GST.
