One of the questions we hear most often from landlords is: "How do you offer such competitive fees?"
The answer is simple: we focus on efficiency, smart planning, and long-term relationships rather than expensive overheads. By keeping our operating costs low, we're able to pass those savings directly on to our clients.
No Fancy Offices, No Unnecessary Costs
Many property management companies carry significant overheads, including large office spaces, expensive fit-outs, layers of administration & fancy fleet cars. While they may look impressive, they ultimately have to be paid for by someone and that's usually the property owners that pay the premium for their service.
At Kimpton Property Management, we take a different approach. We keep our business lean and practical, focusing our resources on delivering great service rather than maintaining expensive premises.
Smart Planning Creates Efficiency
A large part of property management involves inspections, viewings, maintenance coordination, and tenant communication. The more efficiently these activities are organised, the lower the operating costs become.
That's why we carefully plan our schedules by:
Clustering routine inspections within the same geographic area of Auckland. E.g Henderson inspections are done together one day & central city inspections the next.
Grouping property viewings in nearby locations.
Coordinating maintenance visits to minimise time stuck in traffic and maximise productivity.
Rather than driving from one side of the city to the other multiple times a day, we structure our workflows to make every trip count. This saves time, reduces costs, and allows us to focus more attention on our clients and their properties.
Investing in Technology That Works
Technology has transformed the property management industry, but only when it's used effectively.
We invest in software systems that streamline routine administrative tasks such as:
Rent collection and monitoring
Inspection reporting
Maintenance tracking
Document management
Viewing bookings
Tenancy applications
By automating repetitive processes, we reduce manual administration and free up time for the things that matter most: looking after properties, tenants, and owners.
We have invested in MRI Palace and Tenancy Practice Service software to ensure we provide efficient and reliable service to our landlords, meeting the requirements of ever changing legislation.

Building Long-Term Relationships With Owners
We have clients that trust us to manage more than one of their properties. These long-term relationships create efficiencies that benefit everyone involved.
Managing multiple properties for the same owner often means:
Fewer communication channels
Simpler reporting processes
Better understanding of the owner's preferences and expectations
Faster decision-making when issues arise
Because we already know our clients and their investment goals, we can work more efficiently and provide a more seamless service to both them and the rest of our landlords.
Fewer Owners, Better Efficiency
An often-overlooked advantage of managing multiple properties for the same client is that it reduces the administrative workload associated with onboarding, communication, and account management.
Simply put, managing 5 properties for one owner generally requires less administration than managing ten properties for 5 different owners.
These efficiencies reduce our costs, and we believe those savings should be shared with our clients rather than absorbed as additional profit.
A Fair and Transparent Fee Structure
Our philosophy is straightforward: operate efficiently, keep overheads low, and pass the savings on to the people that make our business happen - our landlords.
That's why our management fees are capped at just $37 per week + GST, regardless of the rent being collected.
For property owners, that means professional property management at a predictable and affordable cost, without sacrificing service quality.
Better Value for Property Owners
At Kimpton Property Management, we're constantly looking for ways to improve efficiency while maintaining the high standards our clients expect.
Through careful planning, smart technology, lean operations, and strong owner relationships, we've created a business model that delivers exceptional value.
The result is simple: lower costs, transparent pricing, and more money staying in our clients' pockets.
Will Kimpton Property Management Increase Its Fees?
Another question we regularly get asked is: "If your fees are so low, are you planning to increase them soon?"
The simple answer is no. We have no plans to increase our management fees and remain committed to providing outstanding value for landlords.
That said, we believe in being transparent. Our management agreement includes a clause that allows us to increase our fees in the future if necessary.
If that ever happens, we are required to provide landlords with 60 days' written notice before any increase takes effect. This clause isn't there because we're planning to increase our fees. It's simply sensible future-proofing for our business. Like any company, we need to allow for the possibility that operating costs could change over time.
Importantly, our landlords are never locked into a long-term contract. If we were to notify you of a fee increase in the future, you would have the right to terminate your management agreement within 21 days of receiving that notice, meaning you would never be required to pay the increased fee.
We believe this approach is fair and transparent. It gives us flexibility to protect the long-term sustainability of our business while ensuring our landlords retain complete control and freedom of choice.
For now, our focus remains exactly where it has always been: delivering professional property management services at a fee that represents exceptional value.
