Do you charge fees for inspections?
Short answer is NO - 3-monthly inspections are included We provide complimentary entry and exit inspections, just like most companies. However, what distinguishes us from many competitors is that we do not impose inspection fees for 3-monthly routine inspections. The management fee covers the management of the property, which includes these regular inspections and property condition reports at no additional cost, 4 times per year. As agreed with our owners, we can share a copy of this report after each inspection, keeping you informed about the condition of your asset. If an owner wishes to have inspections more frequently (up to every four weeks as per the RTA 1986), we charge $45 for each inspection beyond the initial four.
Do you charge fees for paying maintenance costs or other outgoings on my behalf?
No, we do not impose disbursement fees for covering maintenance costs or other on your behalf. These costs are included in the Management Fee. If agreed, these costs are paid and the invoice is sent promptly to you. Note: this applies as long as the account is settled within 31 days of the owner being notified*. Payment is typically collected through rent deductions or as agreed with the owner. *If the account is not settled after 31 days a 5% fee will apply to the balance, unless a payment agreement has been made with Kimpton Property Management.
Why do you have a tiered Management Fee?
Simple. Working with fewer owners makes our job easier. By managing multiple properties for one owner, we can communicate more effectively about them. This method saves Kimpton Property Management time and money, and we think those savings should be passed on.

Are you available after hours?
Yes, we recognise that property owners often have other obligations during the workday, making it difficult to find time for property discussions. In our Property Management agreement, we establish a communication plan with the owner to determine the most convenient times to plan for these conversations. We're available after hours for any property discussions. Feel free to give us a call! We also know that Property management issues can happen at any moment. That's why we offer 24/7 support to address emergencies and any concerns from both property owners and tenants, ensuring peace of mind for everyone involved.
I have been self-managing, my tenants are in arrears. Can you help?
Yes we can help! Many agencies decline service to landlords if the current tenants are in arrears as this causes a headache for everyone. Kimpton Property Management is happy to help. We understand that sometimes life happens and a landlords misfortune while self-managing shouldn't deter us from providing service. For owners who are new to Kimpton Property Management (i.e new tenants) arrears recovery has an additional 6.5 % uncapped fee of the recovery amount. Get in touch for more info!
